What we find during tear-off

- Corroded valley flashing. The metal lining your roof valleys carries the most water and tends to fail first. When we find it corroded, we replace it with new galvanized steel — a standard part of the job, not an add-on.
- Dry-rotted decking. Plywood or OSB rotted by years of trapped moisture, most often on shaded, north-facing slopes. Rotted panels are re-sheeted before underlayment goes down. Widespread rot is the one thing that can move your price — and only ever in writing, with your approval first.
- A roof layered over an older one. A previous re-roof done without a full tear-off adds weight, traps heat, and voids most manufacturer warranties. We strip every layer down to the deck so your new roof starts on a sound surface.
- Attic insulation below current code. If your insulation no longer meets California requirements, we can bring it up to standard. That is an optional add-on with its own line-item price — never added without your say-so.

Every job follows the same process. No surprises at the end.
- Free inspection. We walk the roof and the attic. You get a written report with photos — no obligation to move forward.
- Written flat-rate estimate. Every line item is spelled out. The price you see is the price you pay, unless hidden deck damage is found mid-job (see FAQ below).
- Scheduled install date. We work around your schedule and confirm crew and material delivery in writing before the start date.
- Install day. Our crew handles everything — tear-off, decking, underlayment, shingles, flashing, ridge vent. We clean up daily.
- Final walkthrough and warranty registration. You inspect the work with us. We register your manufacturer warranty and leave you copies of all documentation.
Materials we install
We install all major roofing systems, and we recommend materials that comply with California's Title 24 energy code. In our climate zone, Title 24's cool-roof provisions favor more reflective products. That can rule out some of the darkest colors — but it lowers attic temperatures and trims summer cooling bills. Not every material is right for every home — we recommend based on your budget, roof pitch, and climate zone.

Asphalt shingles
