8 signs it is time for a new roof
Not every roof problem requires a full replacement. But some signs point clearly to the end of your roof's useful life. Here are the eight most reliable indicators.
- Age. If your asphalt shingle roof is 20+ years old, it is approaching or past its expected lifespan in the Central Valley. Tile and metal roofs last longer.
- Widespread granule loss. Check your gutters and downspouts. Heavy granule accumulation means shingles are degrading and losing their UV protection.
- Curling or buckling shingles. Shingles that curl at the edges or buckle in the middle have lost their waterproofing ability and cannot be repaired.
- Multiple active leaks. One leak may be a repair. Multiple leaks in different areas suggest systemic failure.
- Daylight through the roof deck. If you can see light from your attic, moisture is getting in too.
- Sagging roof deck. A sagging roofline indicates structural damage from long-term moisture exposure. This requires immediate attention.
- Moss or algae growth. While not always a replacement indicator, widespread growth can signal moisture retention and underlayment failure.
- Rising energy bills. A failing roof reduces insulation effectiveness, causing your HVAC system to work harder.
Repair vs. replacement
